What eRITS asks of a landlord
KRA’s Electronic Rental Income Tax System (eRITS) replaced ad-hoc rental income filing with a property-by-property record. If you’re in the Monthly Rental Income (MRI) regime, it means:
- Register each rental property, its units and the tenants in them. How to register on eRITS.
- File a return every month declaring the gross rent received.
- Pay 7.5% of that gross rent by the 20th of the following month.
- File a nil return for any month with no rent.
MRI applies to resident individuals and companies with residential rent above KES 288,000 a year (about KES 24,000 a month) and up to KES 15,000,000. It’s a final tax on gross rent: no deductions for repairs, loans or agent fees.

What is KRA eRITS?
eRITS is KRA's Electronic Rental Income Tax System. Landlords use it to register rental properties and to file and pay the monthly rental income tax.
Who has to file through eRITS?
Resident landlords whose residential rent is above KES 288,000 and up to KES 15,000,000 a year are in the Monthly Rental Income regime and file every month. KRA urges all landlords earning rental income to register their properties.
When is the eRITS return due?
By the 20th of the month after the rent was received, together with the payment. Months with no rent need a nil return.
How much is rental income tax in Kenya?
7.5% of gross rent received, effective 1 January 2024. It is a final tax, so expenses can't be deducted.
Can software file my eRITS return?

What happens if I file late?
