How to Register Your Rental Property on KRA eRITS

eRITS is KRA's Electronic Rental Income Tax System, where landlords register their properties and file and pay monthly rental income tax. Registering is mostly about having your records ready.

What eRITS is

KRA introduced eRITS in 2025 to make it easier to manage rental properties and file and pay rental income tax. It runs on KRA’s integration platform, Gava Connect: individual landlords use it through eCitizen, and property management software can connect to it through an API.

Who needs to register

KRA has urged all persons owning rental properties and earning rental income to onboard. Draft Residential Rental Income Tax Regulations published in 2026 would make registering properties on KRA’s electronic system compulsory. If your residential rent is above KES 288,000 a year (about KES 24,000 a month), you’re in the Monthly Rental Income regime and should treat registration as required.

What to prepare before you start

eRITS works property by property, then unit by unit. Have these ready:

  • Your KRA PIN and eCitizen login.
  • Each property: name, location and type.
  • The units in each property, and which are occupied.
  • For each tenant: name, the unit, monthly rent and lease start and end dates.
  • Tenants’ KRA PINs where you have them, especially business tenants.

If your tenant records live in a notebook or WhatsApp, this is the slow part. A clean tenant register makes both registration and every monthly return faster.

Where to register

  1. Go to erits.kra.go.ke, or open eRITS from the eCitizen portal.
  2. Sign in with your KRA PIN credentials.
  3. Add each property, then the units inside it.
  4. Link tenants to units with their rent and lease dates.
  5. Check the details, then use eRITS to file and pay each month.

KRA updates its screens from time to time. If something doesn’t match, KRA’s contact centre is on 0711 099 999 (call or WhatsApp) and callcentre@kra.go.ke.

After registering: the monthly routine

Each month you declare the rent received and pay 7.5% of it by the 20th of the next month, including a nil return for months with no rent. See deadlines and penalties.
